Biotoscana Offices

The Colombian international pharmaceutical company, for which we had already designed the cafeteria of its former offices in Chile, commissioned a private competition to design and build its new offices, located in an office building in the Los Militares area of Las Condes.

The building's floor plate, diamond-shaped, presented complex conditions in its layout and especially at its corners. This made the layout design an extensive process, aimed at achieving efficient circulation, clear spaces, and optimization of the floor plan.

Since the program consisted mainly of administrative departments and management departments, we conceived the project as two clearly marked programmatic hemispheres connected by a large central space housing the reception, the office's distribution point. This idea allowed us to keep areas independent and control their internal uses, which operate on different schedules and serve different audiences.

Circulation was designed to run through the entire floor plate as efficiently as possible, minimizing the loss of usable area by leaving a service bay toward the interior and a usable bay toward the exterior.

Offices and meeting rooms were placed along the façade. This gave priority to natural light and a sense of openness across the floor plate. Toward the interior, in a narrower bay, we placed the support spaces, such as bathrooms, storage rooms, and secretarial stations. These hemispheres contain, on one side, the administrative areas and public and/or external-use spaces such as the cafeteria and training room, and on the other, all the offices of the area managers, the office of the Chile subsidiary's general manager, the boardroom, and meeting rooms.
